Alex Dmyterko
Chief Executive Officer
Alex Dmyterko serves as Chief Executive Officer for Streams Development. With more than 30 years of commercial real estate experience, Dmyterko has handled over one hundred development projects in excess of $1 billion in asset value.
Dmyterko served as president of Dmyterko & Wright Partners, a Chicago, IL based development, firm. As president and founder, Dmyterko grew the company from zero to $90 million in assets in a five-year period. Previously, Dmyterko was president of Crosland Inc., the largest development firm in the Carolinas, based in Charlotte and president of CNL’s Commercial Net Lease Realty, a large publicly traded, net lease REIT and developer in Orlando.
Dmyterko began his real estate career with Trammell Crow Company in Chicago, where he served as the Midwest retail group’s Managing Director and was founder of Trammell Crow Build-To-Suit, a net lease development subsidiary. As president of four commercial real estate companies, Dmyterko has developed over 100 commercial projects spanning from Alaska to Puerto Rico, as well as many apartment, shopping and mixed-use projects.
Dmyterko has launched five businesses or subsidiaries during his career, including CorpRex, a joint venture with First Union Securities and REStores, a joint venture with Goldman Sachs’ Whitehall Funds.
In 2001, he developed Birkdale Village in Huntersville, NC, a premier $100 million mixed-use lifestyle center with apartments, homes, office, retail and a cinema. Dmyterko also redeveloped an obsolete manufacturing plant in Skokie, IL into Village Crossing, an 800,000 sf shopping center. Dmyterko has served on the Board of Directors of Lucernex Inc., been a member of the Charlotte Plan Commission’s Vacant Big Box Committee, Chicago Metropolitan Council’s Redevelopment Committee, ICSC’s Carolina and Florida Program Committees and was on the Board of Governors of the Citrus Club of Orlando. He is currently on the Advisory Board of Liberty Real Estate Fund.
Dmyterko earned a graduate degree in Administration and Management from Harvard University Extension in Cambridge, MA and a BA in Government from Dartmouth College in Hanover, NH. He has been a guest real estate lecturer at Rollins College’s Crummer Graduate School of Business, Clemson University’s MBA program and has been a frequent speaker at industry conferences.
Jesse Carter
Partner
After graduating from Clemson University in 2014, Jesse began his commercial real estate career as a Real Estate Advisor with SVN BlackStream focused on Investment Sales. After four years in the business, he was promoted to Broker-in-Charge (BIC) to oversee licensee compliance and to manage back-office reporting. From 2019 to 2021, Jesse served as BIC for South Carolina and Georgia operations and was simultaneously engaged with Streams Development in various roles.
Currently, Jesse is a Partner with Streams Development and is actively involved in over half a Billion dollars of queued development projects. Over his career, Jesse became an expert in underwriting, creating financial models, negotiating contracts, and finalizing budgets for redevelopment and ground-up projects. Jesse has also been involved in multiple rezoning and annexation projects.
Outside of Streams Development, Jesse serves as a Board Member of Upstate Circle of Friends and Rebuild Upstate, both 501(c)(3) non-profits. Jesse is a proud graduate of Leadership Greenville Class 46 and was recognized in the 2020 Inaugural Class of Forty Under 40 as one of Greenville’s up and coming professionals based on success and community involvement.
Nicole Dmyterko
Closing Director
As the Closing Director of Streams Development, Nicole has been working in commercial real estate since 1991. She began in an administrative role then grew into many other facets of CRE and development.
Nicole started her career with Trammell Crow Company as a receptionist and was promoted to Executive Assistant within a few months. She then transferred to Trammell Crow BTS, Inc., the most successful NOC (National Operating Company) in the Organization. The firm developed free standing retail buildings throughout the United States and Puerto Rico. While there, she took over closing coordination for over twenty projects and was a key person in closing $60M in developments. Additionally, she handled the firm’s cash management and A/P and A/R.
Eventually, Nicole became the Managing Broker of Dmyterko & Wright Brokerage, a division of Dmyterko & Wright Partners. While there, she also handled property management, accounting, draw accounting and closings for the affiliated development firm. At D&W, she actively handled over $80M in development activity.
Giving back has also been a passion of Nicole's. She has volunteered in the arts and with children's organizations throughout the years. Nicole has headed up several fund-raising events, has been on two arts boards and raised money totaling in the hundreds of thousands of dollars.
